Development Construction Project Manager

Job Summary

Construction Project Manager (“CPM”) must have multifamily residential or mixed-use residential/ commercial building experience as a project manager, senior project manager or owner's representative for prior real estate development firm. Or strong multifamily construction managerial experience for a General Contractor (“GC”).

Manages all facets of construction project management including the hiring & overseeing Owner’s consultants and vendors that are directly involved with the GC, hiring and overseeing the GC, their budget, schedule, procurement, quality and risk management for residential and mixed-use development projects. Interfaces directly with clients, the GC and vendors to define all project requirements.

Essential Functions

  • Oversee all aspects of construction progress from pre-development through completion / transition to management
  • Identify project deliverable needs and resources from pre-qualified lists or through individual project qualification process
  • Rough blocking and massing to determine feasibility and project magnitude
  • Implements communication plan for meetings and written reports/meeting minutes to keep client and project stakeholders informed.  This includes agendas and action item lists to facilitate project meetings
  • Tracks progress of projects against goals, objectives, budgets, and timelines, and reports status regularly
  • Creates action plans to meet objectives, budget and schedule
  • Assess change requests impact on scope, budget, schedule, quality and risk 
  • Make recommendations, including value engineering options when appropriate
  • Identify project risks, develop risk mitigation and contingency plans/strategy, and implement action plans to reduce or eliminate project risks as needed

Education and Experience

  • High School Diploma/GED required
  • Bachelor’s Degree preferred
  • Architectural background preferred
  • 5-7 years of Real Estate Development and/or Construction Management experience preferred
  • 5-7 years of Project Management experience required
  • Passion for the field of real estate acquisition/development – must like a fast-paced, entrepreneurial environment

  • Capability to read, understand, negotiate and apply standard to moderately complex documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, survey, and drawings.
  • Bonus: ability to navigate and operate Autocad
