Development Head of Acquisitions and Development

Job Summary

The Head of Acquisitions and Development will lead and manage development and construction for multiple residential and commercial projects from the initiation of a project through design, development, and construction. This includes construction oversight and management of scheduling and communication, ensuring completion within required timeframes and budgets.

Essential Functions


  • Responsible for preparing well-written and documented packages for development/acquisition/disposition activities
  • Assess feasibility for potential site (both land and existing property) acquisitions including: property condition, entitlement probability, financial and market analysis, initial product identification, environmental studies, engineering and land use studies, etc.
  • Provide bi-monthly status reports on each project that is in application cycle process, pre-development, and pre-acquisition
  • Maintains Land Seller relationship & contract compliance
  • All aspects of review during a land contract inspection period, inclusive of (but not limited to) title review, environmental, entitlement risk, fee estimation, etc

Due Diligence

  • A demonstrated track record of leading all aspects of the real estate development process
  • Ensure compliance of state, federal, and local municipalities and regulatory agencies and common area requirements (such as ADA, HFA, UFAS, etc.) to eliminate delays in permitting and closing
  • Collaborates with servicers and lenders to favorably underwrite each transaction, providing all due diligence and financial documentation for underwriting and subsidy layering
  • Creation and implementation of a development budget, appropriately budgeting and sizing a community based on available sources of financing, and preserving the budget bottom line


  • Responsible for managing and overseeing the planning and entitlement process, including representation before municipal and other regulatory boards, working with land use attorneys, land planners, architects, engineers and other consultants, and local officials
  • Oversees the preparation and submission of subsidy applications through various municipal programs


  • Conduct necessary site investigations and subsequent reports.
  • Primary responsibility for administering design and construction contracts, establishing scope, pricing, performance, and adherence to budget and schedule.
  • Oversee the submission process and ensures all levels of governmental approvals for entitlements, permits, and utilities
  • Works collaboratively with construction team or Owner Rep during the preconstruction and construction phases of a project

Asset Management

  • Participate with other senior executives to continuously evaluate assets to optimize market potential

Other responsibilities

  • A demonstrated track record of leading all aspects of the real estate development process
  • Knowledge and understanding of investment, development and construction practices
  • Negotiates and manages the design, legal, investigative, and oversight consultants

Education and Experience

  • Bachelor’s Degree required
  • 15+ years of Development experience, including experience managing multiple projects simultaneously
  • Experience managing budgets of at least $25mm+ annually
  • Significant prior experience building and leading teams
  • Past experience successfully leading the development process in a start-up company is preferred
